Terms and Conditions - Serviced Apartments

General
Pulford Serviced Apartments arranges bookings of apartment accommodation as agent.

Contract
Before making a booking, you must contact us to obtain confirmation that your chosen property is available for the dates required. You must send us a completed booking form and we reserve the right to request payment of a deposit of 30% for the property rental within 10 days of receipt of confirmation of availability. A binding contract will be made when we issue a confirmation as agent. You are responsible for payment of the invoice and the compliance of members of your party with these conditions. Bookings cannot be accepted from persons under 18 years of age at the time of booking and we reserve the right to refuse any booking without reason.

Payment
The balance may be made in advance by bank transfer or upon arrival. Failure to pay the balance will constitute cancellation. Receipts will be sent on once the deposit is received. If you book less than two (2) weeks before departure, the full charge is payable upon arrival unless otherwise stated. All payments from foreign banks must be received net of bank charges: where bank charges are deducted we reserve the right to add those charges to your final payment.

Rate
Rates are in Euros and the rental period is daily, unless otherwise stated. Prices are fixed in Euros. Properties are let fully furnished and equipped. Some properties have different conditions for letting that are indicated before making the booking.

Alterations
In the unlikely event that it is necessary to make an alteration to or cancel the accommodation specified in the confirmation form, we will inform you as soon as possible. If requested, we will try to arrange alternative accommodation of a similar type and standard and in a similar location as that originally requested. If we are unable to offer a similar type and standard in a similar location, we will refund in full all payments made and shall be under no other liability.

Cancellation
Any cancellation by you must be in writing. The effective date of cancellation is when we receive written notification. If you cancel your booking or if we cancel the booking due to non-payment, we reserve the right to deduct the following percentage:

· 4 weeks or more before departure: 25%
· 2 weeks or more before departure: 50%
· 2 weeks or less before departure: 100%

Information
While we make every effort to ensure that descriptions supplied are accurately reproduced, we cannot accept responsibility for errors contained therein or the results thereof. You must accept that minor differences between the photograph, illustration and/or text used and the actual property may arise. We reserve the right to make modifications to the property specification that are considered necessary in the light of operating requirements. In the interests of continued improvement, we reserve the right to alter furniture, fittings, amenities, facilities, or any part of any activities, either advertised or previously available, without prior notice. If material changes occur after your booking has been confirmed, we will advise you if there is time before departure.

Use
The number of persons using the accommodation must not exceed the maximum number stated in the relevant property description without prior written agreement. In the event that the maximum number is exceeded without such agreement, we reserve the right to refuse or revoke the booking.

Access
The Property Owner or his/her representative shall be allowed access to the apartment at any reasonable time during occupancy for the purposes of inspection and maintenance.

Responsibilities
You must keep the accommodation and all furniture, fittings and effects in the same state of repair and condition as at the commencement of occupation, and leave the accommodation in the same state of general order in which it was found. You are responsible for all damage or loss that occurs to the property or its contents during your occupation, and will be responsible for paying appropriate compensation in the event of breakages or damage, excluding liability for what would amount to reasonable wear and tear.

A security deposit may be required prior to occupancy. If no loss or damage has occurred the security deposit will be repaid to you in full, normally within one month of your departure. Where requested the client agrees to pay a security deposit against breakages, damage and/or telephone costs either prior to departure or on arrival. Non-compliance with this may lead to cancellation of the booking.

Complaints
In the unlikely event that you are disappointed with the accommodation, you should contact us immediately. If after having notified us you still feel that the problem has not been resolved to your reasonable satisfaction, you should within seven (7) days of returning, put your comments in writing to us. We are unable to take into consideration any complaint lodged after the completion of the occupation period.

Liability
Neither we nor the Property Owner shall be responsible for the death of or personal injury of any guests unless this results from the proven negligence of ourselves or our employees.

We shall not be liable for any loss, breach or delay due to any cause beyond our reasonable control including though not limited to act of God, explosion, flood, fire or accident, war or threat of war, civil disturbance, acts, restrictions, regulations, bye-laws, or measures of any kind on the part of any governmental or local authority, strikes, lockouts, or other industrial actions or disputes or adverse weather conditions. In any such case we shall be entitled to treat the contract as discharged. In the event of such discharge our liability shall be limited to the return of sums paid to us less an administrative charge of 50 Euro to cover our reasonable expenses.

We cannot be held responsible for breakdown of mechanical equipment such as pumps, boilers, satellite antennae, etc, nor for failure of public utilities such as water and electricity.

Neither we nor the Property Owner is responsible for noise or disturbance originating beyond the boundaries of the accommodation or which is beyond our control.
